I inspect the following when visible and accessible:

Roof (including all penetrations, flashing, gutters, etc.)
Foundation walls, drainage, support, etc.
Exterior cladding and structure (including decks, porches, patios, and stairs.)
Attic, Insulation, and Ventilation and Framing
Electrical System (breaker box, sub-panels, receptacles, exposed wiring, GFCI, AFCI, etc.)
Plumbing System (bathrooms, fixtures/faucets, drain pipes, hot water heater, etc.)
Heating System (inside furnace, ductwork, registers, thermostat, etc.)
Cooling System (compressor, refrigerant lines, etc.)
Interior Structure (including doors, windows, ceilings, floors, and walls)
Built-in Appliances (oven, dishwasher, disposal, etc.)
Fireplaces and Wood Stoves
Crawlspaces/Basement (including framing, subfloor, piers/columns, foundation walls, etc.)
Attached Garage (including Garage door)
Driveway, walkways, site drainage, grounds
